Caroline Ly is an Associate Principal and trusted real estate advisor with more than 25 years of experience guiding complex development initiatives across corporate, luxury residential, institutional and hospitality sectors. A licensed architect with expertise spanning real estate advisory, development management, design leadership, and stakeholder engagement, she helps clients navigate critical decisions involving site selection, acquisitions, entitlements, and project execution. She is known for her calm, steady leadership, design process, and refined design sensibility, consistently delivering projects that balance vision, functionality, and craftsmanship.
At Seneca Group, Caroline advises and leads complex development initiatives for major corporate and institutional clients. She currently supports Amazon’s New York City portfolio and Meta’s Spring District developments in Bellevue, helping guide projects through stakeholder coordination and development execution. Throughout her tenure at Seneca Group, Caroline has also led and advised major real estate initiatives for Alaska Airlines, Expedia, F5 Networks, and the Museum of Flight. Her experience includes supporting Meta’s acquisition of the former REI headquarters in Bellevue’s Spring District, leading headquarters site selection efforts for Alaska Airlines, coordinating entitlement strategies for Expedia’s waterfront campus, and guiding development planning initiatives for the Museum of Flight. She is particularly skilled at navigating projects that require coordination among public agencies, community stakeholders, consultants, and executive leadership teams.
In addition to her corporate and institutional work, Caroline serves as a Luxury Residential Subject Matter Expert, advising clients on highly customized private estates across the Pacific Northwest, Southern California, and New York City. Her residential portfolio includes historic estate renovations, waterfront properties, and large-scale compounds involving complex site conditions, extensive landscape integration, and layered regulatory approvals. Working closely with leading architects, interior designers, and builders, she helps clients translate ambitious visions into thoughtfully executed projects while preserving design intent and maintaining rigorous oversight throughout the development process.
Prior to joining Seneca Group, Caroline held leadership roles at NBBJ and Mithun, where she managed architectural projects recognized for both design excellence and technical complexity. Earlier in her career, she worked on several notable historic preservation and renovation projects, including the Franklin County Courthouse, Suzzallo Library at the University of Washington, and the Columbia City Carnegie Library.
Caroline holds a Bachelor of Architecture from Drexel University.
