Challenge

Create a new HQ campus that reflects Expedia Group’s values around sustainability, travel, and connection to place. The selected site – previous lab buildings on 41 acres of reclaimed waterfront land – came with significant complexity, including extensive civil engineering, adaptive reuse of existing infrastructure, constructing an adjacent building, 26 required entitlements, and secure yet seamless integration with a public park. The horizontal campus needed to blend into the Pacific Northwest landscape while remaining secure and seamlessly integrated with a public park. Success required close collaboration with the City of Seattle and the Port of Seattle to balance private development with public access and environmental goals.

Solution

As Owner’s Reps, we translated Expedia Group’s vision into a unified strategy and aligned all project partners. We led collaboration across design, construction, and public agencies, serving as the liaison between budget, schedule, and delivery. We managed negotiations and execution of required and voluntary public benefits with three surrounding public entities, guided the integration of landscape and biophilic design, managed phased delivery required for this size site, and supported the connection of the campus to the Elliott Bay Connections initiative.

Outcome & Impact

The completed campus is an award-winning, modern workplace that connects people, buildings, and nature. Flexible, communal spaces are supported by gardens, walking paths, a park amphitheater, orchard, and expansive public green space. Signature features – including a 12,000 SF cascading water feature, the Prow, bespoke artwork, and waterfront access -create a future-ready campus that serves both Expedia Group and the broader Seattle community.
