Challenge

Supporting Meta’s rapid growth in the Pacific Northwest required coordinating multiple concurrent developments across a mix of leased, owned, and build-to-suit properties. Several projects began during lease negotiations and base building design, creating opportunities to influence development while introducing additional complexity. Aligning workplace standards, operational goals, and campus-wide amenities across more than 2M SF required careful planning and stakeholder coordination. The acquisition and repositioning of the former REI headquarters further expanded the scope, introducing adaptive reuse considerations alongside active development efforts.

Solution

We provided development management, transaction support, and campus planning across seven projects within the Spring District, totaling 8 buildings. Our team supported due diligence, lease negotiations, landlord coordination, entitlement review, and design and construction implementation. We led a campus-wide programming effort that strategically distributed amenities across multiple buildings, maximizing usable headcount capacity while creating a connected employee experience. Following Meta’s acquisition of the REI headquarters campus, we guided due diligence and adaptive reuse efforts, focusing on sustainability, reuse, and efficient occupancy planning. We continue to support Meta’s long-term campus strategy through development management, design oversight, and implementation planning across multiple active projects. Current efforts include management of future development parcels, workplace evolution initiatives, and coordination of phased campus expansion as business needs continue to evolve.

Outcome & Impact

The Spring District campus established a scalable workplace ecosystem that supported Meta’s continued expansion in Bellevue. Strategic coordination across leased and owned assets created a more integrated campus experience while enabling flexibility for future growth. The adaptive reuse of the REI headquarters preserved the character of an iconic workplace while aligning with Meta’s sustainability goals. Meta gained a highly customized campus platform that continues to evolve through ongoing development, workplace transformation, and long-term planning efforts.
