Challenge
The B600 project required transforming a constrained, fully urbanized site into a long-term development platform capable of supporting Amazon’s future growth in downtown Bellevue. The site was bounded by active streets, a regional transit center, and an occupied 10-story office building that required protection during demolition and deep excavation. Development also needed to accommodate multiple project phases, future tower construction, integration with Bellevue’s Grand Connection initiative, complex entitlement processes, and ambitious sustainability goals while maintaining flexibility for changing market conditions.

Beginning with site selection and due diligence, we have guided B600 through acquisition, entitlement, demolition, infrastructure development, and phased construction. Our team coordinated the demolition of an existing parking structure, construction of a six-level underground garage, stabilization of adjacent occupied buildings, delivery of The Meadows public open space, and completion of the Tower 1 shell and podium. Throughout the project, we have managed permitting, consultant and contractor coordination, budgeting, scheduling, and stakeholder alignment while maintaining flexibility for future development. Today, we continue to lead delivery of the Tower 1 TI’s, positioning the campus for occupancy while preserving long-term plans for future expansion and integration with Bellevue’s evolving urban core.
Outcome & Impact
Bellevue 600 has transformed a constrained downtown site into a future-ready development platform that supports long-term growth, sustainability, and community engagement. The completed underground garage, Tower 1 shell, and The Meadows public open space establish the critical infrastructure and placemaking framework needed for future phases while enhancing Bellevue’s urban core today. The project will also introduce approximately 25,000 square feet of ground-floor retail and community-serving amenities, including a retail childcare facility, helping activate the streetscape and strengthen connections between the campus and surrounding neighborhood. As Tower 1 tenant improvements advance, Bellevue 600 continues to evolve into a highly sustainable mixed-use destination positioned for future expansion and integration with Bellevue’s Grand Connection corridor.
