Challenge
Delivering a large-scale mixed-use tower in a dense urban setting required navigating complex entitlements and approvals. Integration of office space, a high-capacity meeting center, retail, and parking introduced significant coordination challenges. The scale of the development demanded alignment across multiple stakeholders and phased decision-making. Transitioning from shell and core into tenant improvements added further complexity to execution.
Solution
We led development management across the full lifecycle, from site selection through construction and occupancy. Entitlement strategy and permitting were carefully coordinated with the City to support project goals. Our team aligned architects, contractors, and consultants to maintain consistency across all components. Budget, schedule, and delivery were actively managed through both shell and core and tenant improvement phases.
Outcome & Impact
The Doppler building serves as a key component of Amazon’s campus, supporting a flexible and high-performing workplace. Office, meeting, and retail uses are seamlessly integrated to create an active urban presence. The building supports large-scale collaboration while accommodating evolving workplace needs.
