We led development management for Amazon’s Block 14 project from early site acquisition through construction and occupancy. Our team coordinated design, construction, budget, schedule, retail integration, and tenant improvement delivery across the 36-story mixed-use tower and meeting center.

We supported Amazon through site acquisition and due diligence. This included managing the entitlement process to obtain approvals for a Planned Community Development covering all three city blocks (only the second in the City of Seattle), multiple alley vacations, and associated MUPs.

We supported Amazon’s transition into operations through coordination of tenant improvement delivery, FF&E integration, retail coordination, and occupancy planning activities. The phased approach helped align operational readiness with project completion milestones.

Delivering a large-scale mixed-use tower within a dense urban environment required proactive management of entitlement, schedule, and construction risks. We helped reduce project exposure through early due diligence, close coordination with the City, and active management across shell and core and tenant improvement phases.
