Challenge
Developing a high-rise office tower in a constrained urban site required navigating complex entitlements and approvals. Integration of office, retail, and structured parking introduced coordination challenges across multiple systems. The project needed to align with broader campus development while accommodating evolving workplace needs. Transitioning efficiently from shell and core into tenant improvements added further complexity.
Solution
We led development management from site selection through construction and occupancy. Entitlement strategy and permitting were coordinated to align with city requirements and project goals. Our team worked closely with architects, contractors, and consultants to maintain consistency across all phases. Budget and schedule were actively managed, ensuring continuity between shell and core and tenant improvement delivery.

The Day 1 building plays a central role within Amazon’s headquarters campus, supporting a flexible and high-performing workplace.
