Charlie is a sustainability and development leader who helps clients integrate sustainability into complex real estate projects, translating technical expertise into practical, climate-forward outcomes. With 18+ years of experience spanning engineering, high-performance building design, sustainability strategy, and project delivery, he works with clients from the earliest stages of development to establish ambitious yet achievable goals, evaluate opportunities, and integrate sustainability into critical program and project decisions. His approach is highly collaborative and grounded in the belief that informed stakeholders, effective dialogue, and early alignment lead to stronger, more resilient outcomes.
As Seneca Group’s Sustainability Subject Matter Expert, Charlie guides sustainability strategy across major office, R&D, healthcare, and institutional projects nationwide. He helps clients make sound, long-term investments by aligning sustainability goals with business priorities, operational needs, and project constraints. His expertise spans carbon reduction, energy performance, water conservation, low-carbon materials, healthy building design, resilience, and regulatory compliance. Through strategic goal setting, technical analysis, and project integration, he helps teams translate sustainability strategies into actionable solutions that improve building performance and reduce environmental impact.
Charlie remains actively involved throughout the project lifecycle, facilitating technical discussions, conducting research, evaluating alternatives, and guiding implementation. He also supports commissioning, certification, and transition-to-operations efforts, working closely with facilities teams to ensure successful long-term performance. His experience includes oversight of LEED, Salmon-Safe, Living Building Challenge, SITES, and other certification programs, helping clients navigate increasingly complex sustainability requirements while achieving meaningful results.
His project experience includes some of the industry’s most ambitious developments, including Amazon HQ2 in Arlington, Virginia, where he played a key role in advancing low-carbon materials, energy-efficient systems, water reuse strategies, and integrated green space planning as part of one of the world’s most significant sustainable workplace developments.
Beyond client work, Charlie leads Seneca Group’s internal sustainability strategy, helping establish firm-wide sustainability goals, performance reporting, and carbon reduction initiatives. He was instrumental in guiding the firm’s participation in The Climate Pledge and helping establish strategic partnerships focused on meaningful climate action, including Seneca Group’s role as a launch partner in Amazon’s high-quality carbon credit service.
A recognized industry thought leader, Charlie is sought out by clients, project teams, and industry organizations for his expertise in sustainability, decarbonization, and high-performance buildings. He contributes to project reviews, case studies, industry forums, and panel discussions, helping organizations navigate evolving regulations, emerging technologies, and the future of sustainable development.
Prior to joining Seneca Group in 2020, Charlie spent more than a decade at WSP, where he led the Northwest high-performance design team. His background in mechanical engineering and design analysis focused on innovative, sustainable systems continue to inform his approach to integrating performance, efficiency, and environmental responsibility into the built environment.
Charlie holds a Bachelor of Science in Aerospace Engineering from Washington University in St. Louis.
