Challenge

Establishing an immediate presence in the HQ2 region required moving from site selection to occupancy on an accelerated timeline. Multiple lease negotiations across both single-tenant and multi-tenant buildings introduced complexity early in the process. Each site presented different base building conditions, requiring tailored design and delivery approaches. All work needed to align with aggressive schedule, budget, and headcount targets tied to state incentives.

Solution

We led site evaluation, lease negotiations, and development management to support rapid market entry. Our team coordinated across multiple landlords, architects, and contractors to deliver a range of tenant improvements in parallel. Phased delivery strategies allowed for early occupancy while additional spaces were designed and constructed. Consistent oversight of budget, schedule, and stakeholder alignment ensured projects remained on track across the portfolio.

Outcome & Impact

The program enabled Amazon to establish a strong operational presence in Northern Virginia ahead of permanent campus delivery. Over 1M SF of space was secured and delivered across multiple buildings, supporting rapid workforce growth. A mix of temporary and long-term spaces provided flexibility during early expansion. Amazon received a coordinated, scalable rollout that bridged the gap to the opening of Metropolitan Park.
