Challenge
Russell Investments sought to reposition its workplace around a smaller, more agile footprint while reflecting an evolving brand identity. Leadership envisioned a more refined and sophisticated environment that would resonate equally with employees and clients. Existing base-building conditions, including structural constraints and floor deflection, introduced design and coordination challenges as the project progressed. A layered landlord structure further complicated approvals and decision-making throughout delivery.
Solution
We provided development management and advisory services, helping align design goals with budget, schedule, and constructability. Our team implemented tailored financial tracking and reporting tools to support transparency and informed decision-making across stakeholders. Working closely with the architect, contractor, and MEP partners, we guided solutions for existing-condition challenges while maintaining momentum through design evolution. Careful cost management also created opportunities to incorporate high-impact features, including a connecting stair and curated environmental graphics.
Outcome & Impact
The completed headquarters delivers a modern workplace that aligns with Russell Investments’ operational goals and updated brand direction. Open and private work areas, collaboration spaces, and hospitality-driven amenities are integrated within a cohesive and highly polished environment. Pacific Northwest-inspired graphics and materials reinforce a strong sense of identity throughout the space. Our client received a flexible, right-sized headquarters delivered on time and under budget, with enhancements that elevated both employee and client experience.
