Challenge
Transforming the historic Lord & Taylor building into a modern workplace required carefully balancing preservation with performance. As design progressed, maintaining character-defining façade elements while upgrading building systems introduced added coordination across disciplines. The integration of office, retail, and amenity spaces within the existing structure further shaped planning and sequencing. Delivering a contemporary workplace while honoring the building’s legacy remained central throughout the project.
Solution
We led development management across both base building and interiors, guiding the adaptive reuse strategy. Our team coordinated façade restoration, including energy-efficient glazing and replication of historic detailing. New program elements, such as the glass pavilion, terrace, and amenity spaces, were integrated to enhance functionality. Partnerships and curated design elements, including artwork and education space, were incorporated to connect the project to its context.
Outcome & Impact
The redevelopment repositions a historic landmark as a modern workplace while preserving its architectural identity. Restored façade elements and new interventions create a balance between heritage and performance. Community partnerships and curated design features strengthen connections to the surrounding district.
