Challenge
Seattle Prep sought to expand its campus through the development of St. Ignatius Hall, a new academic building with underground parking, while also renovating the library and chapel. When Seneca Group was engaged, the project was significantly over budget, placing the school’s vision, funding strategy, and delivery timeline at risk. The challenge was to reduce costs without compromising the project’s core educational, community, and campus objectives.
Solution
We were brought in to manage construction and regain control of project costs. Working closely with Seattle Prep, the design team, and contractors, we led an extensive value engineering process that identified approximately $3M in savings while preserving the project’s key program elements. Through disciplined cost management, stakeholder coordination, and construction oversight, we successfully realigned the project with available funding and positioned it for successful delivery.
Outcome & Impact
The successful completion of St. Ignatius Hall expanded Seattle Prep’s academic capacity and enhanced key campus spaces for learning, reflection, and community. By bringing the project back within budget, the school was able to move forward with a transformative campus investment that might otherwise have been delayed or significantly reduced in scope. The project also established the foundation for a trusted partnership that has supported multiple campus improvements form more than two decades.
