Challenge
Due to increased future demand in the area and constraints on their existing campus in Laurelhurst, Seattle Children’s is navigating a large, complex campus expansion to ensure sufficient capacity for future clinical growth and patient care needs. Internal planning studies identified the need for additional clinical space beyond the development potential available under the current master plan, prompting a large-scale regional search for future expansion opportunities. Seattle Children’s also explored whether a distributed outpatient model could absorb future demand, but ultimately determined that a broader campus expansion strategy would better support long-term clinical and operational goals.
In Progress
We led Seattle Children’s through site selection, feasibility analysis, land acquisition, and early development strategy for the future Renton campus. This involved evaluating potential sites across the Puget Sound region, from Everett to south of Renton, assessing each for land availability, accessibility, entitlement feasibility, infrastructure capacity, and long-term healthcare suitability. Following acquisition of the 40-acre site, we are currently engaged to lead the development of the new campus.
Outcome & Impact
The Renton campus establishes a long-term expansion strategy that will allow Seattle Children’s to grow beyond the physical limitations of its existing campus. We are working with Seattle Children’s to provide a strategic real estate and development framework designed to support their evolving needs across the region.
