Challenge
Fred Hutch was considering conversion of an existing office building into research space, requiring significant shell and core infrastructure upgrades to support specialized laboratory and technical functions. As design progressed, the project team sought an independent advisor to review cost estimates, identify potential risks, and validate budget assumptions before construction.
Solution
We provided preconstruction advisory services focused on entitlement support, cost control, value engineering, and project risk analysis. Seneca Group reviewed design documents and construction cost estimates, evaluated pricing assumptions, and provided recommendations to improve budget confidence while maintaining project objectives. Throughout preconstruction, we participated in project meetings and helped identify opportunities to strengthen cost certainty before construction commenced.
