Challenge
Launching the first phase of Seattle Children’s long-term expansion required balancing major campus growth with ongoing hospital operations. The project introduced a complex mix of inpatient care, emergency services, imaging, and support functions within a single expansion. Site preparation included demolition of existing residential buildings and significant regrading to accommodate new infrastructure. Integrating transportation, public space, and operational improvements added another layer of coordination across the campus.
Solution
We led development management through planning, permitting, design, construction, and turnover for the expansion. Our team coordinated closely with hospital leadership, designers, and contractors to align clinical requirements with long-term campus goals. Continuous Performance Improvement principles informed both operational planning and the design process to support efficiency and patient care. Site development, circulation planning, and phased coordination were carefully managed to support uninterrupted hospital functionality throughout delivery.
Outcome & Impact
Building Hope established the first major expansion under Seattle Children’s 20-year Master Plan and significantly increased inpatient and emergency care capacity. The new wing includes 192 inpatient beds, 48 cancer care rooms, 32 critical care rooms, and a 38-room emergency department with integrated imaging services. Site improvements introduced new parking, transit connections, bicycle amenities, and neighborhood open space. Our client received a foundational healthcare expansion that positioned the campus for continued long-term growth.
