Challenge
Lakeside School sought to modernize and expand Allen-Gates Hall – originally built in 1987 as the school’s math and science building – to better support evolving STEM and humanities programs while working within budget, site, and permitting constraints. The project involved renovating roughly half of the occupied building and expanding the footprint adjacent to an active softball field, all while upgrading complex lab infrastructure with new hoods, gas, air, and water systems to create flexible, future-ready learning environments. The permitting process became especially challenging due to City requirements for major frontage improvements along 1st Avenue, including sidewalks, curbs, and gutters that would have added over $1 million in costs to project.
Solution
We led the project through planning, permitting, budgeting, and execution, helping Lakeside prioritize high-impact academic upgrades while aligning scope with available funding. Our team coordinated the significant renovation and addition, integrating modern engineering, robotics, science, and classroom spaces with upgraded building systems designed for long-term flexibility. During permitting, we worked closely with legal counsel, planning consultants, and the City to successfully demonstrate that the project would not increase campus population or traffic, ultimately negotiating relief from the costly frontage improvement requirements along 1st Avenue. This collaborative strategy preserved funds for the core educational mission of the project.

The renovated and expanded Allen-Gates Hall provided Lakeside School with modern, adaptable learning environments that support the next generation of STEM, engineering, robotics, and humanities education. By balancing ambitious academic goals with practical budget and site realities, the project enhanced the student and faculty experience while preserving critical campus resources.
