Challenge
Bringing together office, retail, and a community-serving shelter required balancing distinct user needs, including privacy and accessibility. The project also involved coordinating two interconnected buildings with different program requirements. Concurrent design and construction of shell and core and tenant improvements added complexity to schedule and execution. Alignment with campus standards and integration with surrounding public space further shaped the overall approach.
Solution
We led development management across both buildings, coordinating stakeholders, design teams, and construction partners. Our team aligned parallel shell and core and tenant improvement workstreams to maintain consistency and schedule. Special focus was placed on integrating Mary’s Place, ensuring privacy while maintaining accessibility. Ongoing oversight of budget, schedule, and team coordination supported a unified and efficient delivery.
Outcome & Impact
Nitro North and South expand the campus with a mix of workplace, retail, and community-focused space. Integration of Mary’s Place creates a meaningful connection between corporate and community use. Shared amenities and open space enhance connectivity and employee experience. Our client received a forward-looking development that supports growth, sustainability, and social impact.
