Challenge
Developing a large-scale biotech research facility required aligning the goals of multiple institutional and private-sector partners. The project needed to support advanced laboratory functions while fitting within the broader vision for an expanding research campus. Coordination between ownership entities, operators, and development teams added complexity throughout planning and delivery. An accelerated schedule further shaped decision-making and execution strategy.
Solution
We provided development oversight and real estate advisory services on behalf of both Washington Biomedical Research Facilities 3.1 (WBRF3) and the University of Washington School of Medicine. Our team coordinated budget oversight, contract review, draw review, and design evaluation to maintain alignment across stakeholders. The project utilized a private-sector delivery model to streamline implementation and support schedule goals. Ongoing coordination across all parties helped maintain consistency throughout development.
Outcome & Impact
The completed facility expands biotech and medical research capacity within one of Seattle’s leading life science districts. Integration with the broader campus supports collaboration and long-term institutional growth. The accelerated delivery approach enabled the project to move from planning through completion within a condensed timeline. Our clients received a modern research facility that strengthens the region’s life sciences and academic research infrastructure.
