Challenge
Relocating Tommy Bahama’s headquarters required creating a larger, more brand-aligned workplace while coordinating with an active shell and core construction project. Because the lease was finalized during base building construction, tenant improvement design and infrastructure decisions needed to advance simultaneously. Integrating specialized retail, showroom, and fashion design functions introduced additional coordination across disciplines. Maintaining schedule certainty while negotiating changes with the landlord further shaped the delivery process.
Solution
We led development management through planning, design, and construction, coordinating closely with the landlord and shell and core team throughout delivery. Our team negotiated building modifications to align the developing base building with Tommy Bahama’s operational and brand requirements. Early coordination between shell and core and tenant improvement activities helped streamline construction and reduce overall schedule impacts. Workplace and retail-focused spaces were designed to reflect the company’s culture, creative process, and customer experience.
