Challenge
Seattle University sought to expand on-campus housing options by introducing suite-style living within a dense urban campus. The site fell under the University’s Major Institution Master Plan, requiring extensive review by multiple boards, commissions, advisory committees, and neighborhood groups. At the same time, the project needed to proceed without drawing capital away from academic priorities.
Solution
Seneca Group provided planning, design, and construction management services from early concept through delivery. We led coordination with campus stakeholders, public agencies, and community groups to navigate the Major Institution Master Plan review process. Seneca Group also supported the development of a privately financed delivery model through a long-term ground lease, helping advance the project while preserving University capital for academic investment.
Outcome & Impact
The completed project expanded Seattle University’s housing portfolio with a suite-style residential option tailored to student needs in an urban campus setting. The approach increased housing choice, strengthened campus life, and aligned development strategy with the University’s long-term academic goals. The project also serves as a relevant precedent for ground-leased student housing in dense university environments.
