Challenge

Seattle Art Museum sought to create a new downtown home that would expand its exhibition capacity and civic presence, while Washington Mutual sought to develop a premier office tower on the same site. The project required the formation of a complex partnership between a major cultural institution and a private developer, balancing distinct financial, operational, and design objectives within a single mixed-use development. Coordinating museum, commercial office, parking, and public spaces within a highly visible downtown location introduced significant stakeholder, design, permitting, and construction challenges.

Solution

Together with Pine Street Group, we helped guide the partnership framework that aligned the interests of the Seattle Art Museum and Washington Mutual, creating a viable path forward for the development. Acting as development managers, we coordinated planning, design, permitting, budgeting, scheduling, stakeholder engagement, and construction oversight across the museum and office components. Our team served as a central point of coordination, helping diverse stakeholders navigate complex decisions while maintaining alignment around project goals, budget, schedule, and operational requirements.

Outcome & Impact

The project transformed a full downtown city block into one of Seattle’s most significant mixed-use developments, creating a permanent home for the expanded Seattle Art Museum while delivering a premier office tower and public amenities. The partnership enabled SAM to dramatically expand its exhibition space, educational programming, and community impact, helping establish the museum as a major cultural destination in the Pacific Northwest. The development remains a landmark example of how public and private organizations can work together to achieve transformational civic and economic outcomes.
