Challenge
Transforming a former amusement park into a cultural destination required balancing artistic vision with public access and long-term operations. The project needed to align with the broader Seattle Center Master Plan while meeting the expectations of multiple stakeholders. Integrating exhibition, garden, and conservatory elements into a cohesive visitor experience added design complexity. A compressed construction schedule further shaped how the work was planned and executed.
Solution
We led development management and transaction support, helping secure a long-term ground lease and construction agreements with the City of Seattle. Our team coordinated closely with Seattle Center and project partners to align design, public benefit, and operational goals. The three primary components were developed as a unified experience, supported by retail, café, and event spaces. Careful planning and sequencing enabled delivery within an accelerated construction timeline.
Outcome & Impact
Chihuly Garden and Glass stands as a signature cultural destination within Seattle Center, celebrating the work of a renowned Northwest artist. The integration of gallery, garden, and conservatory spaces creates a unique and immersive visitor experience. Public access and programming support arts education and community engagement.
