Challenge
Expanding Horizon House required integrating a new 19-story residential tower and major renovations into an active, long-established senior living community without disrupting daily life for residents. The project demanded careful coordination of construction within a dense urban First Hill site, while maintaining operations and preserving the community’s strong, resident-driven culture. At the same time, the team needed to modernize aging facilities, introduce new health and wellness amenities, and align a wide range of stakeholders around a shared vision for the community’s future.
Solution
We led planning, design, and construction management to seamlessly integrate the new tower and renovations into the existing campus. Our team phased the work to minimize disruption, coordinated closely with operators and residents, and aligned design and construction teams around both functional and experiential goals. We ensured that new residential units, upgraded common areas, and expanded wellness and community amenities—including a fitness center, pool, and medical facilities—were delivered as a cohesive, high-performing environment that supports aging in place.
Outcome & Impact
The project transformed Horizon House into a modern, amenity-rich community that enhances quality of life for residents while positioning the campus for long-term success. The addition of new housing, expanded wellness facilities, and vibrant shared spaces strengthens community engagement and supports a more active, healthy lifestyle. By reinvesting in the campus, the project ensures Horizon House remains a leading urban senior living destination, meeting growing demand while preserving its culture and mission for future generations.

"They know the business, they know the players, they know the city officials…they are just pros. Without their services we would have been sunk. We never could have done it without The Seneca Group project management team. They have great credibility with my board, they knew how to communicate with the board of trustees and did a good job of it."
