Challenge
Transforming existing space within an occupied urban building into a food and entertainment destination required balancing hospitality goals with ongoing building operations. The project introduced an atypical lease structure and a highly vendor-driven decision-making process that shaped both schedule and scope. Integrating multiple independent kitchen concepts within existing infrastructure added complexity across design and permitting. Acoustic, access, and logistical constraints further influenced how the project could be delivered.
Solution
We provided real estate advisory and development management services, guiding the project from early planning through design and construction. We coordinated closely with Amazon, the Food Hall Company, designers, consultants, and the general contractor to align vendor requirements with base-building infrastructure and permitting needs. We established structured timelines and communication frameworks to manage individualized kitchen scopes, integrate concept and architectural design, and maintain momentum within a fast-paced environment. Our team also worked proactively with building stakeholders and permitting agencies to address noise, access, and operational constraints.
Outcome & Impact
Shaver Hall introduces a dynamic hospitality destination that serves both employees and the surrounding Midtown community. Local food vendors, entertainment programming, and gathering spaces create an active and engaging public experience within the building. The project activates the surrounding neighborhood while supporting a more connected workplace environment. Amazon received a distinctive venue that balances operational complexity with a high-quality guest experience.
