PROJECT DESCRIPTION

Our initial project included handling all negotiations related to the acquisition of the $15 million site downtown, which now houses Seattle’s acclaimed Benaroya Hall. We provided site selection and advisory services to the City of Seattle as landlord related to the development of the new 2,500-seat downtown concert hall, 540-seat recital hall, and 400-stall below-grade parking garage.

In addition to the initial project, completed in 1995, we are currently engaged by Benaroya Hall Music Center to provide project management services for tenant improvements and exterior upgrades in select public areas of the facility. This transformative project, (rendering by Mithun), reimagines Benaroya Hall’s public and gathering spaces to create a more welcoming, inclusive and engaging experience for all visitors.

The renovation project includes:

  • New digital signage, enhanced exterior entrances and upgraded lighting – all designed to boost visibility and invite pedestrians inside for vibrant performances.
  • A new Welcome Desk and expanded Café in the Boeing Company Gallery
  • A flexible Community Room for public programming and non-profit collaboration
  • Upgrades to the Samuel & Althea Stroum Grand Lobby and Bill & Melinda Gates Lobby
  • The creation of the Overlook Lounge, a new social space connecting key public areas

Throughout the process, Seneca Group has provided comprehensive project management services, guiding the predesign phase and ensuring alignment across a diverse set of stakeholders. Our role is to help realize the project’s vision while maintaining schedule, budget, and operational continuity – especially important as Benaroya Hall remains open to the public during early phases of construction.
