Challenge

Developing a new major league ballpark required coordinating a complex public-private partnership alongside aggressive schedule and budget expectations. Site acquisition efforts involved land purchases, tenant relocations, easements, and air rights negotiations across multiple stakeholders. As construction progressed, significant projected cost overruns introduced additional pressure on the project team. Maintaining the target opening date while regaining financial control became a critical priority.

Solution

We advised the Owner through site selection, permitting, scheduling, design, and construction oversight for the stadium and parking garage development. Our team coordinated closely with the Public Facilities District and project stakeholders to support permitting, budgeting, and construction planning. During the final stages of construction, we assumed a larger management role to address escalating costs and stabilize project delivery. Focused oversight and disciplined cost control measures helped realign the project while maintaining schedule commitments.

Outcome & Impact

The completed ballpark established a landmark sports and entertainment venue for Seattle and the home of the Seattle Mariners. Retractable roof design, expansive views, and fan-focused amenities created a distinctive game-day experience. Strategic management during the final phase of construction helped reduce projected overruns while preserving the scheduled opening. Our client received a major civic asset that continues to anchor the surrounding stadium district and support ongoing investment in the venue.
