Challenge

The Seattle Public Library undertook the replacement of its aging central library through a highly visible public process with multiple stakeholders, public accountability, and complex funding requirements. The project required demolition of the existing facility, delivery of a temporary central library during construction, and coordination of an ambitious architectural vision within strict program, budget, and schedule constraints.

Solution

Seneca Group was selected through a public process to provide overall project management on behalf of the Seattle Public Library. Acting as an extension of Library staff, we supported the Library Board and leadership team by implementing Board decisions and maintaining alignment across program, cost, and schedule objectives. Seneca Group led project planning, consultant and contractor selection, contract negotiations, budget management, permitting coordination, and design and construction oversight. We worked closely with the design architect and special consultants to advance a distinctive architectural vision while maintaining disciplined cost and schedule control. Throughout construction, Seneca Group partnered with the Library and the GC/CM to proactively address technical challenges and resolve cost impacts through negotiation and mediation.

Outcome & Impact

The completed Seattle Central Library stands as a landmark civic building and a defining piece of downtown Seattle’s cultural infrastructure. Seneca Group’s leadership enabled the successful delivery of a complex public project that balanced architectural ambition with public accountability. The Library continues to serve as a vibrant civic destination, reflecting the community’s investment in accessible knowledge, innovative design, and long-term stewardship of public resources.
