Challenge

Expanding the headquarters campus required balancing long-term growth with uninterrupted operations, including a 24/7 integrated operations center. The effort demanded a flexible framework to support phased office development while maintaining certainty around land use, infrastructure, and future capacity. Integrating new facilities with existing buildings, transportation networks, and site systems added complexity, particularly while maintaining ongoing campus functionality.

Solution

We led planning, entitlements, and phased delivery strategy to align immediate needs with long-term campus goals. Our team secured land use approvals for future development and negotiated a long-term development agreement that vested rights over time. Coordination across infrastructure systems supported future expansion, including a below-grade stormwater strategy designed for full buildout. Enhancements to pedestrian connectivity, including a new SR-99 crossing, were advanced to better link the existing headquarters with future phases.

Outcome & Impact

The first phase established a scalable foundation for continued campus growth while maintaining uninterrupted operations. Expanded office capacity, improved site connectivity, and integrated infrastructure support future development with minimal disruption. Through this effort, our client received a flexible, long-term campus framework designed to evolve alongside operational demands and organizational growth.

Services Provided

Project Management

As Alaska Airlines' trusted owner's representative, our principal-led PM team strategically curated and led the full project team. We led architect, general contractor, and consultant selection, design and construction management, budget and cost control, FF&E.

Owner's Representation & Advisory Services

We supported Alaska Airlines real estate decisions by aligning business goals with space, financial and operational needs. During early engagement, we led entitlements , including master planning and Major Phased Development, and all permits and approvals.

Occupancy & Operations Support

We worked closely with Alaska Airlines to support a seamless trasntion into their fully operational space by aligning systems, stakeholders and processes.

Building Systems Strategy

We helped establish a clear, integrated approach early in planning, aligning systems with projct and organizational goals. Evaluating performance, lifecycle cost, energy efficiency and maintainability, we brought structure to key buidling systems strategy.

Risk Management

Our structured approach toward risk management enabled Alaska Airlines to anticipate, assess and mitigate risk. We continuously monitored project progress via regular cadence of team meetings, evaluating evolving conditions and collaborating with the GC and other vendors to anticipate potential obstacles.
