Challenge
Transforming a 1920-era building into an immersive roasting and retail destination required extensive modernization of the existing structure and infrastructure. The project combined active roasting operations, hospitality, education, and retail experiences within a single adaptive reuse environment. Significant shell and core upgrades, including seismic, mechanical, electrical, and utility improvements, were necessary to support the program. Balancing operational functionality with the highly curated customer experience shaped the overall delivery approach.
Solution
We managed planning, permitting, design, and construction for the redevelopment of the Capitol Hill property. Our team coordinated closely with Starbucks, designers, consultants, and contractors to align the shell and core upgrades with the tenant improvement vision. Infrastructure improvements were integrated alongside highly customized interior design and roasting operations requirements. Ongoing coordination across all stakeholders helped maintain schedule, quality, and operational alignment throughout construction.
Outcome & Impact
The completed Roastery established a globally recognized destination that redefined the Starbucks retail and hospitality experience. Roasting, education, dining, and retail functions come together within a highly immersive environment that celebrates specialty coffee culture. The project expanded Starbucks’ small-batch roasting capabilities while preserving and revitalizing a historic Seattle structure. Starbucks received an iconic flagship destination that continues to serve as a benchmark for experiential retail and adaptive reuse.
