Challenge
Expanding the headquarters campus required balancing long-term growth with uninterrupted operations, including a 24/7 integrated operations center. The effort demanded a flexible framework to support phased office development while maintaining certainty around land use, infrastructure, and future capacity. Integrating new facilities with existing buildings, transportation networks, and site systems added complexity, particularly while maintaining ongoing campus functionality.
Solution
We led planning, entitlements, and phased delivery strategy to align immediate needs with long-term campus goals. Our team secured land use approvals for future development and negotiated a long-term development agreement that vested rights over time. Coordination across infrastructure systems supported future expansion, including a below-grade stormwater strategy designed for full buildout. Enhancements to pedestrian connectivity, including a new SR-99 crossing, were advanced to better link the existing headquarters with future phases.
Outcome & Impact
The first phase established a scalable foundation for continued campus growth while maintaining uninterrupted operations. Expanded office capacity, improved site connectivity, and integrated infrastructure support future development with minimal disruption. Through this effort, our client received a flexible, long-term campus framework designed to evolve alongside operational demands and organizational growth.
