Caroline Ly
AIA, LEED® AP BD+C, Associate Principal
Caroline Ly is an Associate Principal at Seneca Group with more than 25 years of experience leading complex real estate advisory, development, design management, programming, and organizational design initiatives for both private and public sector clients. A licensed architect and trusted advisor, she brings a unique combination of strategic real estate expertise, technical rigor, and stakeholder leadership to projects involving site selection, building acquisition, entitlement strategy, stakeholder coordination, and development execution for corporate and institutional projects.
At Seneca Group, Caroline has led and/or advised major real estate development initiatives for organizations including Alaska Airlines, Meta, Expedia, Amazon, F5 Networks, and the Museum of Flight, with experience spanning corporate campuses, headquarters facilities, and institutional projects. Her work involves leading early advisory services such as site selection, acquisitions, entitlement strategy, feasibility analysis, and stakeholder coordination for complex development programs, demonstrating strengths in large-scale acquisitions, strategic planning, and high-impact corporate real estate initiatives. Representative projects include Meta’s acquisition of the former REI headquarters in Bellevue’s Spring District, Alaska Airlines’ headquarters site selection efforts in SeaTac, entitlement coordination with public agencies on the Expedia waterfront campus development, and development planning support for the Museum of Flight. She is experienced in navigating complex regulatory, operational, and community environments while aligning diverse stakeholder interests throughout the development process.
Prior to joining Seneca Group, Caroline held senior leadership roles at NBBJ and Mithun, where she managed architectural and development projects recognized for both design excellence and disciplined execution. Earlier in her architectural career, she worked on several historic preservation and renovation projects, including the Franklin County Courthouse, Suzzallo Library at the University of Washington, and the Columbia City Carnegie Library. Her background in architecture, development management, and strategic advisory services enables her to guide projects effectively from early due diligence and acquisition through planning, design, and implementation. She is recognized for her collaborative leadership style, strategic problem-solving, and ability to balance operational, financial, and community considerations throughout the development process.
Caroline holds a Bachelor of Architecture from Drexel University and is a licensed architect. She is a member of the American Institute of Architects (AIA) and a LEED® Accredited Professional with a Building Design + Construction (BD+C) specialty.
