Seattle Children’s

Seattle Children’s is a significant, long-term client of the Seneca Group. Services include advisory, master planning assistance, and development management of a diverse array of complex projects.

Major past projects at Children’s include:

  • The Janet Sinegal Patient Care Wing (100,000 new sq ft and 46,000 renovation sq ft - 99 beds)
  • The Melinda French Gates Ambulatory Care Wing (170,000 new sq ft and 90,000 renovation sq ft)
  • 70th & Sand Point Way Administrative Office Building (100,000 sf)
  • On-campus 625-stall parking structure.

Seneca recently assisted Children’s in formulating and entitling a new master plan, which, at full buildout, expands the Hospital at its Laurelhurst Campus from approximately 900,000 square feet to 2.1M square feet.

In addition to its work at the Laurelhurst Campus, Seneca is also managing the development of Seattle Children’s Bellevue Clinic and Surgery Center. This is a unique project because it is the first “true” example of Integrated Project Delivery (IPD) in the Northwest. Seneca played a key team role in structuring a landmark Integrated Form of Agreement (IFOA) in which the owner, architect and contractor executed one contract in order to achieve an unprecedented level of collaboration. The positive results of IPD are instrumental in Children’s optimization of project value as well as the on-schedule completion of the project.
